If you already own a property, we handle the entire operation, from designer furnishing to daily management. Depending on your profile, we offer two revenue models: Guaranteed Rent (a fixed amount paid every month) or Commission-Based Management (20% on short-term rentals).

For short-term rentals, our approach focuses on yield optimization: we actively manage your listings on platforms (Airbnb, Booking.com) for a flat 20% commission.

Transparency and legal security are the foundation of our relationship. Every partnership is governed by a strict contract that clearly defines Host'lik's obligations and your rights as a property owner. For your complete peace of mind, we offer the option to sign and legalize this contract before a public notary (fees borne by the owner). This provides you with an authentic deed and maximum protection under Moroccan law.

With Host'lik, you enjoy total protection. Our contract explicitly states that Host'lik assumes full responsibility for the property's operation. In the event of property damage, disputes with a tenant, or any incident related to the apartment's occupation (neighbors, local authorities, etc.), we handle everything. The owner is contractually released from any liability regarding what happens inside the property throughout the duration of our management. You can have complete peace of mind: Host'lik shields you from all operational risks.

Host'lik guides you from concept to profitability: first through financing advice to define your actual budget, then through property hunting to find opportunities in high-yield neighborhoods (offering stability, high ROI, and market depth). We then assist you with all administrative and banking procedures before taking over the furnishing process and immediate rental management. (Note: Specific service fees apply for this comprehensive acquisition support).

Our Machine Learning model analyzes thousands of data points from the Moroccan real estate market. By entering your criteria (salary, age, down payment), the AI calculates your purchasing power and projects potential rental income. It is a precise decision-making tool that allows you to visualize your Return on Investment (ROI) before you even buy.

The AI provides an estimate based on real-time market trends. However, every property is unique (overall condition, orientation, finishes). Once the estimate is generated, a button allows you to contact our experts to schedule a physical visit and receive a final, personalized offer.

We specialize in properties with high yield potential. If you already own a property, we primarily look for apartments located in strategic areas for co-living or premium Airbnb. If you are buying through us, we exclusively target properties whose characteristics guarantee above-average profitability.

You have two options:

The Yield Option (Recommended): You finance the furnishing costs based on a quote, and we handle the setup from A to Z. You benefit from a significantly higher monthly rent, maximizing your ROI. These costs can be included in your mortgage.

The Peace of Mind Option: Host'lik finances the entire furnishing process in exchange for a guaranteed fixed rent, requiring no initial investment from you.

In all cases, we provide daily maintenance.

For areas with high tourism potential, we offer dynamic management. Furnishing is the owner's responsibility (which can be handled by us upon quotation). Host'lik takes care of 100% of the operations: professional photoshoots, listing optimization, guest reception, and maintenance. If the property is located in an area where we do not operate directly, we manage it through a trusted partner agency while remaining your single point of contact. We charge a 20% commission on the revenue generated, after deducting cleaning fees and any other applicable expenses.

Grow your wealth in Morocco while keeping your investor profile in check. Thanks to the rental income generated, you can offset the cost of your Moroccan financing. This allows you to preserve your borrowing capacity for projects in your country of residence (e.g., France). If necessary, certain legal procedures can also be facilitated remotely via power of attorney. With Host'lik, all steps are digitalized: property search, photo/video tours, and mortgage application preparation. You can delegate the entire process remotely and receive your guaranteed income without having to travel.

We operate with total transparency. Under the fixed model, you receive a net, guaranteed fixed rent: Host'lik keeps the surplus to cover all management and maintenance costs. For short-term rentals, the commission is 20% of the revenue. Service fees only apply for personalized acquisition support (property search, profitability analysis, bank file preparation), and these are clearly communicated from the outset.

For rental income, Host'lik applies a 10% withholding tax on the rent for the rental income tax, which is then paid directly to the General Tax Directorate (DGI). On your end, you simply need to file your annual income tax return and attach the receipts provided by Host'lik. However, the communal services tax (TSC) remains your responsibility and must be paid directly by you.
